Engineering and project activity

We provide engineering activity. We are capable of processing the zoning and planning decision as well as building permission and project documentation from the architectural proposal to the documentation of the actual construction.

We can conduct engineering activity on the basis of concluded discretionary powers for representation during dealings with organs of state administration and remaining participants of the proceedings. It is divided into a few phases in accordance with the extent and type of the planned construction.

Preproject activities

The contents of this part of engineering activity are the very beginning of the entire cycle of project design work. The results of this part are preliminary approvals and verdicts from the aforementioned organs of state administration and the remaining participants of the following administrative proceedings including superintendents of networks. On the basis of these results the following step is the compilation of individual phases of project documentation. This thus primarily concerns ascertainment of all conditions and requirements which must be compiled into the project documentation.

Zoning and planning decision

The designer is in contact with the aforementioned organs of state administration already during the compilation process of project documentation for the zoning and planning decision and the individual phases of the project are consulted not only with the customer, but also with the authorities.

Building permission

Conditions set by the zoning and planning decision are compiled into the project documentation for building permission and some verdicts are obtained from the results of the engineering activity. It is also possible to use building permission to procure the zoning and planning decision. This possibility is available, for example, with the verdicts of the superintendents of networks, but it must be indicated on this verdict. In a few cases, specified by the Construction Law, a zoning and planning decision is not issued for proposed construction, or building permission is issued in so-called combined proceedings. In these cases are procured all verdicts of the aforementioned organs of state administration and remaining participants of the proceedings in their full extent for issuance of building permission.

Building approval

The result of these activities is the arrangement of all necessary documents submitted during the building approval proceedings - a geometric building plan, inspection report of electrical installation, and pressure tests of the installation. Last but not least is the arrangement of the actual building approval procedures and the acquisition of the building approval statement with the marking of the legal force of this decision.
